William Rook has never been able to get over the death of his mother, who was interested in the occult and had been visiting an elderly man in his haunted brownstone when something mysterious happened that eventually caused her death. Years later, William accidentally finds the address for the brownstone and buys it, hoping when he moves in that he can contact his mother. He finds a house whose rooms have their own environments—some tropical, some dry, some with trees growing in them—and a tenant with a perpetual lease to live in the basement. He also encounters the ghost of a young woman named June who appears to be trapped, unable to move on to the afterlife. William tries to help her with spells and rituals and ends up falling in love with her, realizing that finding a way to free her also means that he will lose her.
